I just received a letter from AMIC. How do I verify this is legitimate?

Three independent ways to verify us. First, look us up on the federal NMLS registry at nmlsconsumeraccess.org — search for NMLS #38958. Second, check our Better Business Bureau profile at bbb.org (we're A+ rated). Third, the physical office at 30500 State Highway 181, Suite 460 in Spanish Fort, Alabama is real — you can drive past it. We've been in business since 2003 and have closed over $11 billion in loans. Phishing operations don't have any of those things.

How did you get my information?

From publicly available mortgage records. When a mortgage is recorded with your county, certain details become part of the public record. We use that data to identify homeowners who may benefit from today's rates. No phone scraping, no purchased lists, no social media tracking.

Who is AMIC? Did you originate my mortgage?

No. Advance Mortgage & Investment Company is an independent, licensed mortgage lender — we are not affiliated with your current mortgage company. You received our letter because publicly available information suggests your mortgage may qualify for better terms today, not because we have any existing relationship with you.

What is the reference number on the letter?

It lets us quickly look up the publicly available information about your current mortgage so we can run an accurate side-by-side comparison without you having to dig up paperwork. Have it ready when you call — or enter it on our home page to start an online application with it pre-filled. The conversation still works without it; it just takes a little longer.

Should I refinance?

It depends on your current rate, remaining term, equity position, and how long you plan to stay in the home. We'll show you the actual numbers in a few minutes on the phone. If the math doesn't favor refinancing, we'll tell you — we don't make money on the call, we make money on the loan.

What states do you lend in?

Alabama, California, Colorado, Florida, Louisiana, Mississippi, Pennsylvania, Tennessee, and Utah. If you're outside those states, we can't help directly but we can sometimes refer you to a trustworthy lender who can.

What types of loans do you offer?

Conventional, FHA, VA, USDA, fixed-rate, adjustable-rate (5/1, 7/1, 10/1), cash-out refinance, and DSCR loans for real estate investors. Purchase and refinance both.

Why do interest rates change?

Mortgage rates move with the broader economy — primarily inflation expectations and Federal Reserve policy. They're also affected by the 10-year Treasury yield, which is what mortgage-backed securities tend to track. They can change daily.

Can my loan be sold after closing?

Yes. A secondary market exists where lenders package and sell mortgage loans — this is what keeps rates as low as they are. Your loan terms don't change. The only thing that changes is where you send the monthly payment.

What's the difference between APR and interest rate?

The interest rate is what you pay on the principal. The APR includes the interest rate plus closing costs and fees, expressed as an annualized percentage. APR is useful for comparing offers — but only the interest rate determines your monthly payment.
